Upcoming DEVELOPMENTS in the neighborhood

This week is a very important week for the future of development on Oakland Ave and the Heights in general. Two large developments on Oakland are on the agenda for the Zoning Board of Adjustments on Thursday 7/13, and there is a public meeting for an a very large development on Oakland on Wednesday 7/12.

First, a project that has been on the agenda for the past three months at 158 Oakland Avenue – proposing a four story 9-unit residential building with parking – requesting 10 variances:

Second, a new project at 84, 86, and 88 Beacon Avenue (and Oakland), is on the agenda – proposing a five story 24-unit residential building with parking – requesting 10 variances:

Neither project was presented to SAPNA, and both go against our current developer guidelines. Neighbor concerns include the increased height and density, blocking of light and air to neighboring buildings, reduction or elimination of setbacks and green space, increased vehicular traffic near intersections (impacting pedestrian safety), and contextualization within the neighborhood building fabric.

After each project is presented by the development team, public comments will be heard

Third, there is an important public meeting hosted by the developer of 68 Oakland Avenue (at Fleet Street) for this Wednesday evening (July 12th) in person at 634 Summit Avenue at 7pm. This for a 6 story, 73 unit project clearly requesting significant variances from the R-1 zone. Please attend if you can and are interested in voicing your opinion about large scale redevelopment in the R-1 district.
